New way to sell your home.
I wonder if this could work.
List your home with any of the large national realtor groups and insist on NO MUlTIPLE listing. This way the listing broker gets zero commision unless they actually sell your home.
Way too many brokers take a listing and then wait till some other realtor does all the showing and leg work and then collects one half of the commision. Ok so they pay for the listing fee and maybe a newspaper add once in a while but mostly they just sit back and wait for somebody else to sell your home.
The only real selling most listing brokers do is selling you on their service.
How many times have you seen the listing broker actually showing your home?
OK realtors let me have it.

Ok E, Im gonna let you have it now bud...LOL.....I cant speak for all agents, however with NO multiple you GET 0 exposure, also remember I am with remax, and I get all my own calls on my listings where as other agencies DO NOT...so with that I usually sell more of my own because im getting the calls....with that being said remax agents pay for everything out of our pocket, so with that we work very hard.....Ive had good success with selling my own, I do open houses, and Always am available to my sellers....Ok im done now, so pls dont give advice not to spend the money on MULTIPLE in Monmouth County and Ocean County alone we have over 13k realtors...so I think that is making a mistake....

Thanks for the response and it was just what I expected.
Last year we had our home on the market and it was way overpriced because we were sold by the listing broker. She never showed our home nor did the other two realtors we interviewed. Imazing for all the expertise these three had not one of them had a clue as to real market value.They were all overpicing our home. I can only assume to get the listing.
Since most all realtors work on comission I can't imagine one not wanting to list a home in their area exclusively, especially a great area and a very nice home.
Perhaps I'll try again in the spring.

exactly and when your ready you call me??? what town are you in...I dont make promises I cant keep...LOL....but I understand where your coming from, and an overpriced listing....It does me no good to price a home that is too high because we pay for our own advertising..so u figure it out..LOL

o.k...I'm a Pa. RE/MAX Realtor, and Njmom is on the money..over the last few years, I have generally sold 20-30% of my listings without a coop agent (buyer's agent)...and varied the commission because we didn't have to pay that agent...You may have been sold a bill of goods by some realtor, but by and large, listed properties sold by full service realtors doing their job can net a seller between 5 and 15% more than those listed by discount brokers ("limited service providers") or those not on the mls system...if you are properly served by a professional realtor, the 6% or thereabouts is a bargain....

I'm not a realtor, but I think there's a flaw in your logic. This just makes it harder for your house to sell. If your primary goal is to make sure your realtor does his/her work, then this is great. If your goal is to sell your house, then list go with MLS.

I was once a realtor many years ago and I have noticed one unethical practice by some realtors. Please do not misunderstand me, I am not speaking about all realtors, but a particular incident or unethical strategy I wintessed by a few brokers. In order to get the listing from the seller, they would tell the seller that they could get them a very high and unrealistic price for their house. This gets the seller excited and they sign the listing agreement with that realtor. After the first 30 days, this realtor came back to the seller and said that no one has come to see their house because it may a bit overpriced for whatever reason. Then the seller takes the realtor's advice because they have no choice and lowers the price. This could happen the next month too and the seller would be advised to lower their price again. Finally, the seller gets frusterated and sells the house to whatever low ball offer comes in. The realtor was happy because he got his commission, and the seller got about the market value of his house. This sounds like everyone went away happy at the end and at times it worked out that way. However, the strategy of the realtor to get the initial listing can be considered as unethical. Again, I seen SOME realtors do it this way but keep in mind that most experienced realtors are very professional and they list the property at the accurate price because then it would work out for everyone (the buyer, seller and realtor).

I agree that the logic of using a realtor but not using the MLS is flawed. Honestly, one of the major advantages of using a realtor is getting access to the MLS and the exposure it provides. Why pay a realtor a commission and not take adantantage of all of their services? if you are worried, meet with some potential agents and ask for a detailed plan of how they would actively market your home.
Without the MLS, you might as well just do a FSBO and not pay any realtor commission. If you do FSBO though, you should still consider giving the buyer's agent 2.5% so they will at least think about showing your place.

That is not true, I work for remax and we pay for everything, If I list a house I pay for all the advertising not my broker, which means I am going to do EVERYTHING I can to sell your house...I put it in the papers every week the land and homes mag...It depends which realtors/real estate agencies you go with...because most sellers use FSBO.com and get nothing, and advertise in the papers however we get better rates because we work for a company, so with that there are alot of reasons you should use a realtor....just make sure you are hiring the right one
