Well, it's obvious that she wants to be in the vicinity of NYC and it's nightlife, so out goes New Brunswick, Red Bank, and Rutherford. She's obviously looking for an urban area near NYC.
downtownjc's advice is the best. You can find a one bedroom unit in a brownstone in Van Vorst Park or Hamilton Park neighborhoods for $300,000 - $375,000. You can probably find a place in Hoboken around that price range too, for that matter, it'll just be 500 square feet instead of 600.
