Default South Jersey real estate market healthiest in the region?

According to these stats, many spots in SJ, liberally including Trenton, are seeing increased median sale prices over the past 6 months. Of course, it all depends what's on the market but if enough towns show up, I'd say there's something to it.

Atlantic City +5.3%
Ocean City +2.2%
Trenton-Ewing +2.6%
Camden +0.2%
Vineland -0.6%

Eppraisal National Metro Area Rankings

The footnote indicates not all areas were ranked due to the lack of transactions to calculate a change.
