The high taxes pay a good part for the outrageous pension funds for the cops, teachers, public employees here in NJ. It is the "issue of Entitlements" which seemingly nobody wants to address.

You'll do much better in metro, surburban Philly.
You and your dang entitlements! I bet you wouldn't be complaining if you were a teacher..or a cop..or gov. worker now would you .

If you husband is working in CC Philadelphia, consider this.

If you live in Philadelphia, he will be paying the city wage and state of PA tax. If he is in the NJ side, he doesn't have to pay PA state tax and the city wage tax paid is credited toward NJ state tax.

The area you are looking at (the old race track develpment) is convenient in getting into the city (PATCO). The only thing I don't like about that area is the traffic congestion. It's getting bad and will get worse (Cherry Hill is just too congested IMHO).

BTW.. I am not sure what top of the line mean but it's very hard for me to be convince that homes built today are "top of the line".. Even a 1 million dollar home built in this area. For the price you are paying, try Barclay farm if you don't care about walking distance to those stores.

I have lived in CH for four years now and definitely like it here. I would not move into those townhomes at the Garden State Park complex though. That is a very busy area and it will only get worse. Most of those smaller stores behind the "big box" ones aren't even open yet and that complex is still very busy. Don't forget that the CH Mall is just up the road so you will get all of that traffic as well. They are building a major addition there too. You said your budget was 450k?! Wow, you will have no trouble finding an amazing single family home in CH. If your husband will be working in Center City, you might want to check out some of the neighborhoods near the Woodcrest PATCO stop.

I work in Collingswood ( a few towns over ) so my commute is 20 min. Traffic is pretty rough through the main roads though. Center City is a breeze from Cherry Hill. Just use the PATCO

Some people like the convenience of being in that "town center" type of development. If she were to live there, she wouldn't really have to do much driving, you can walk to all the stores, restaurants, etc. so traffic wouldnt be that much of a concern. If I could afford it, I would consider living in those new townhomes/condos.

Plus the commute into center city Philly is very easy. Much better than commuting from the PA burbs.

CH is Camden county like stated above.

Maybe try burlington county for a slightly lower tax rate. good luck

You can also catch the Atlantic City -NJ transit train from Cherry Hill. The train lets you off at Amtrak 3oth street station.

Cherry hill and many other NJ towns are great places to raise a family. But you do pay higher taxes. I agree with the previous poster who pointed out some of the things we don't pay. I am looking into a relocation to CT. At first, I was pleased that property taxes were much less that I pay in NJ until a realized that they have an annual tax on vehicles. You need to look at the bottom line expenses. For example, if you will have a shorter commute in NJ, then you will save on gas. Insurance for homes is cheaper in NJ that many southern and western states (no hurricanes, earthquakes, etc here). Also, keep in mind that property taxes are tax decuctible on Federal income tax so you receive a portion back in income tax savings. Good luck with the
