Adding a pool?
Hey got a couple questions about possibly adding a pool to a house.
1. How much does a typical in ground pool cost to add to your house?
2. What are the restrictions like? If I am looking at buying a house, should I just assume that a pool can be added (provided theres a level back yard that is big enough). Or is there anything else that factors into whether a pool can be built?

Ballpark, $20k - $30k for pool only. Then figure hardscaping around the pool, which could be another$20k - $30k depending on how wide you want the pool deck area to be.

Define "typical." There's about a half a million options as far as size, construction, depth, ancillary landscaping and equipment (filtration systems, heaters, etc...), and the like.

If you live in a really rocky area that could be a concern. Or if there's a septic tank in the backyard. Don't forget that you're also going to need a fence around it.

Not many people want the worry of maintaining a pool, and others worry about kids + pool. It can actually bring down your value, I've seen it with a few homes when I was searching last year.

I would budget a good 40K for a decent size pool. The pool itself should run around 25K..it's the other stuff that gets you. The surround..the electrician..the fence. I did alot of the work myself and it still cost me 50K for mine. I did my own electric, the surround..almost did the fence myself because I threw the non-english speaking installers off my property the first day! The shed, etc. - it all adds up!

Probably! They showed up and started installing the posts in the wrong spots! I showed them my sketch but they couldn't grasp what the hell I wanted...I had 45's at each corner of the pool area to match my paver layout..anyway I told them to leave. Their boss called... said I need to mark out the fence location for his guys!!!! Ummm....i'm paying you 4K for a friggin fence - you get your ass out here and mark it! Anyway..I marked it out and it all came out fine. Never again - beware of Essex fence Co
