West Milford?
In my quest to find an affordable home to buy in the tri-state area, West Milford has caught my attention.
Is the area as rural as say Ringwood? I'm all for a nice quiet town, but Ringwood isn't quite what I'm looking for. I'll take a drive through one of these weekends, but I was just looking for some opinions.
Are there trains/buses from West Milford to NYC? That will definately be a factor for me. Also just how "off the beaten path" is it? Looking at mapquest it looks like a bit of a drive to any major highway. Does it feel that way actually doing it?

I feel your pain...
I'm in the same boat. West Milford is a beautiful area (as is Ringwood), but a bit off the beaten path. Did you look at River Edge in Bergen County?... that is where my realtor has pointed me...

commuting to midland park
hi. my husband has a job opp in midland park. i'd like to move north or west of the town - away from NYC - but not further than 30 miles, and to a town that has most of the uusual suburban amenities - big box shopping, restaurants, mall, etc. - or is at least within 20 minutes from those amenities. i heard i'd hop on 287 (?) to get to midland park from west milford easily???
do you have any suggestions of where we could live that has lower taxes and is a safe/decent town? we are not really used to living in a "small" town.

West Milford
Is off the beaten path......traffic on Route 23 is backed up most nights from exit of 287 to Oak Ridge........my daughter works in Livingston and lives North in Vernon past West Milford, takes her 2 hrs each way.
Did you would around Pompton Lakes, Riverdale? Oak Ridge isn't all that bad.

I wouldn't buy in Pompton Lakes, DuPont's dumping ruined that town and the water table there..
Riverdale is a dump,full of big box stores, and more on the way. There is also a MAJOR problem with the addition of Condos into the town of Riverdale, and the town is squeezed between two quarries, so if you like to breath in crushed stone, thats the place for you..also, good luck keeping your car clean, or you house, for that matter.the dust from the quarries
is everywhere..and then there's 287 splitting the town in two..

Sections of West Milford can be as rural as Ringwood. Stay away from Upper Greenwood Lake as then your commute just to Rt. 23 will be 45 minutes. If you're in the "main town" section, it's about 20 minutes just to Rt. 23. But then again, stuck behind a slower driver it's an eternity and a day as the road (union valley road) is only one lane, no passing.
How about Wanaque? The state has passed a budget to pump more $$$ into it's restoration/renovation. May be worth more $$$ years from now.
Oak Ridge is AWESOME! I've lived here since 2005 and me and my family adore it. Easy shopping, gorgeous scenery, larger lots. Then again the taxes aren't the best. You weigh your priorities. The school system is 153 on the NJ monthly magazine chart of desireable public school systems. There's bus service or you can take the train from Dover. The PATH station is coming to MT. Arlington in a year or so (20 minutes from Oak Ridge). If you have kids, girl scouting and boy scouts are HUGE in town and very avidly supported. We have a Women's Club (which I'm a member of) full of fantastic ladies who are exceptionally freindly. Actually you can be as "social butterfly" or private as you please. It's a great place to live. I'll never tire of the beautiful natural landscape around every road I travel in my daily route. That's (almost) worth every tax dollar I pay! LOL!

Lived in Oak Ridge and West Milford
We had a townhouse in West Milford but bought a house in Oak Ridge. We personally like Oak Ridge better. The taxes are much better in Oak Ridge and the houses are newer. The commute is worth living there and really isn't so bad. Traffic only builds up with the lights.

Oakland, Wayne. West Milford you are driving to get to a highway. Since your wife is working in Midland Park,you can get a deal in waldwick. Oakridge will be drive to Midland Park, more than 1/2 hour. It takes about 45- 1hour each way. Consider Oakland, its a super quick commute.
