Union, NJ close to Kenilworth????
The house that we were looking at in Fanwood is a no-go. Seller wanted asking price only, no negotiating....
We found another house in Union, NJ closer to Kenilworth between Suburban Golf club and Galloping Hill Golf Course - closer to Galloping Hill. I would make an offer on the house today if I was certain about the area....
Any advice?

I like a house in Union in that area. Its close to the Galloping Hill Catering Hall. I have heard nothing but good things about the area...(with the exception of the homes being small but that doesnt phase us...less to maintain)
edit: hmm maybe im talking about a different area, this house was in the 5 points section of union township

In this market? How many DOM? Was it FSBO?

1st quote: Yep... it was on the market since January... the Seller has an emotional attachment to the house... and he has a Napoleon complex.
2nd quote: I wasn't saying there is a rush to buy... I was saying that I really like the house... just unsure of the neighborhood.

If you want to be in best sections of Union try to stay on side of Morris Ave closer to Springfield, Kenilworth and Roselle Park that side of Morris Ave are best sections. I am actually showing couple houses to my clients this week in that area of Union its a Putnam Manor section and house backs to Golf Course. Also you can try Battlehill section which is right on border of Springfield (i live there), Connecticut Farms section, Putnam Ridge, Livingston section, and if you like large older colonials try Old Larchmont Estates section, very beautiful section. PM me if you have any questions about any streets, sections or any part of the town.

I'd consider it to be one of the more desirable areas of the town.

We drove around town, didn't seem as bad as the horror stories we have heard, but then again, it was Sunday at noon. Most of the bad element is still sleeping off whatever mischief they got into the night before.

I'm not sure what horror stories you've heard but this part of town is solidly middle class. The only part of town that comes close to being crime ridden and "ghetto" is Vauxhall.
