Yep. A Seller's Concession or Seller Assist is basically where the seller of a property agrees to pay in part or all of the buyers closing costs.

Congrats, looks like a cute house.
I went to zillow and saw a few other houses on that street closed for under $400k, do you know the difference between those and what you bought?
I can't believe the prices. I grew up in Roselle, used to date a guy that lived around the corner from your new place, his mother owns Chestnut Realty. To think that houses around there are going for that much totally blows me away. I can understand the other side of the street as there are a lot of quiet side streets but you're right off of the main drag, close to the parkway. Traffic can get horrible from what I remember.
If you need a dentist, there is a great one around the corner, Union Dental Group. I love Dr Gladstone, been going there for at least 20 years. I was driving over an hour to see him. Both of my kids love him as a dentist. The gal that cleans teeth is also nice, and she is great with kids. I wish he'd move his office south! lol

The house at 157 that sold for $315K, was in desperate need for repairs. It has since been totally gutted, rehabbed, new roof, new siding, new kitchen, new baths, etc.
The house at 123 that sold for under $400 - is only 2br/1.5ba
The house at 192 sold for $495 but still needs some updating
Our house is all new inside, 4br/2.5ba 2600 sqft.

If you Trulia search... Union, NJ - 4br/2.5ba... I think we did OK.
Why is it in NJ they rarely list the sqft??? that's the only true way you can compare... price per sqft.

I noticed that also. In this area pricing does go by square footage. In NJ my realtor was measuring Sq footage , because it was never on the orginal builders plans. Here, the realtors had the Sq footage wrong on this, because the orginal owner had the builder add sq footage and many upgrades.

Update:
Went through the house on Saturday... Listed all the items that we want the "Flipper" to finish.
Exterior
- Install A/C Compressor
- Stabilize railing on side porch - needs 2x4 inserted within rails to prevent sagging
- Make sure bridged gaps above side porch are sealed properly
- Install light by side door near garage
- install railing on steps (front and side steps)
- Clean paint off basement windows
- Install way to open garage door from exterior
- Exterior power outlets
- Remove bricks from the roof of the side porch
Interior First Floor
- Repaint kitchen ceiling
- Install cable jacks in each bedroom and living room
- Install phone jacks in Master Bedroom and Living room
- Vent hood over stove needs to be vented to the exterior and fit flush with ceiling
- Hook up the stove
- Remove trim above kitchen sink
- Fix hole in corner of cabinet under kitchen island
- Corner cabinet by fridge has gap and needs to be adjusted
- Align cabinets
- Correct split/splice of molding on top of cabinet
- Cabinet above fridge is loose, needs to be adjusted
- Install bottom trim for refrigerator
- Fix Deadbolt on side door by garage not working
- Install double cylinder (keyed on both sides) deadbolt on door by side porch
Interior second floor
- Double paned windows with mold and condensation need to be replaced
- Window at top of stairs, window in master bedroom and window in bedroom across from master need locks installed
- Faucet in tub needs to be installed correctly and/or be replaced because it is stripped and will not turn off and the hot and cold are opposite
- Cover hole to attic in the hall closet
- No bulb in master bedroom to check light fixture - ensure in working order
Basement
- Fix toilet in basement - does not work.
- Fix broken basement window
