I didn't read anything structurally in there. He could say as is. So beware. My guess is he will meet you half way. So your attorney will earn his 1,000 bucks and so will his.

Yeah, we figured as much.
Because it's a "Flip" I believe much of it he will do simply because they are small items. The bigger items which I think he will take exception with are the Windows and installing cable/phone jacks. Most of the other stuff are things that he said that he still needs to finish or install.

Attorney has stated that home will not be "inspected" until seller finishes items on the flip.
There are also some things that need to be brought up to code like - No exterior light by the side steps, no railing for side and front steps. But we talked with the flipper in-person on Saturday and he said that it was stuff that he was going to do.

Because there is no agreed upon way of measuring, and people have a nasty habit of filing law suits over 10 sqft. Who wants to put their head on the chopping block for that. I never list Sqft. on any listing of mine. It just is not worth it. Let the home buyers look at the home and the room sizes, that is the only real way to compare.
Be ware, not everything is in Trulia or Zillow, and some of the stuff in those sites is not accurate.

I guess I just thought it was odd. Coming from Arizona and California, square footage is always listed on the mls listing.

It's just a number to cover our backsides. Closing costs, from what I understand, can range between 3%-6%.
