Default Typical closing costs in NJ?

I'm buying a small house; I just got off the phone with my lawyer's office and she was somewhat gruff about the charges that I'd have to pay at closing.

I'm curious to know how much recording, title insurnace, etc. would be for a 300K property.

With all of the recording, title searches, legal fees, etc., I'd figure on somewhere around $3k. You'll also have to pay a pro-rated portion of any tax payments the owner made, pay for any oil left in the oil tank (if there is one), etc.- those could add another couple grand to the equation. All in all, you could be looking at $5k+, plus any lender fees that you have to pay at closing.
