Thinking of spending around $750k within a 30 minute car ride to the Kennilworth/Summit area.

Looking for:
less than 10 years old single family house
4 bedrooms
2.5+ bathrooms (preferably 3.5 baths)
large, modern kitchen
mostly move in ready condition
3400+ sq ft
at least .25 acre
very good school district

Is there a town that fits that bill? I haven't found one yet searching the real estate sites and had to move my search further away -- like Bridgewater, Whitehouse Station, etc.

Any other suggestions??

Bridgewater is your best bet. I have a house for sale that almost suits your needs but it is older than 10 years and it sits on over an acre. And it is less than 700K.

You're asking for alot for $750k, believe it or not. There's been very little in the way of new "subdivisions" built within 30 minutes of that area in the past 10 years, so you're going to be looking for an infill build.

Also, 3,400 SF is a lot of SF for the area, honestly, and in most cases it's going to cost alot more than $750k. Newly built homes that size in the Edison area are running over $1.3 million, which kinda makes sense since almost any 1,000 SF home on a 5,000 SF lot is selling for over $300k easily in any town you're likely to be willing to live in.

Not suprised by your comment -- that is what I have been finding. For what I want, I will really need to go much further west or southwest.

Just checking to make sure I was correct in my observation.

My 4 BD- 2.5 Bath with 2200 Sq Ft was appraised by two realtors at $750,000. I Live one town over from Summit. My house would probably go for at least $850,000 in Summit.

If you make the mistake that a lot of buyers make and that is going further out to find the house you like you will be one of those people a few years down the road that will regret your commute.
Just look at some of the posts on this board about the people relocating because of the long commute.

When the realtors say location,location,location they know what they are talking about.

A 30 mile commute in NJ is a minimum of 1 hr.

Buy a house with an easy commute to your job, you can alway update a not so perfect house but the perfect house with a long commute you are stuck with.
