Default Modular Home Costs

Ok, after searching for any info on costs to complete a modular, I am here to ask.
Does anyone know a ball park of how much it would cost to finish (I guess that would be cost of contractors) a Modular that is two story with a two car garage approximately 2000-2500 sq ft? Four bedrooms, two and a half baths.
I know I'll need a septic, the well, a few trees cleared, and a foundation/basement built.
After this stuff is done, does anyone know how much for the rest - plumbing, heating/ac, electrical work, etc. I want forced hot air and central.
I'm trying to think of all the info you all may need to give me a good ball park, if anyone knows.
If I'm leaving anything out, please let me know.

Land cost will be your first concern... what areas are you looking to build in? I did some work with hallmark homes a few years back...they build some really nice modulars. We did a whole development with them and you could not tell that they were modulars.

The best way to get a answer that means anything is to contact a contractor who works with these sorts of things in the area you want to put something like this up in. For a list of them, the first place I would look to is the company you are thinking of buying the modular home from. These people are not going to quote you to far off, as they would like to get paid once they are done with something.

Otherwise your question is way to general, and subjective, and if anyone starts giving numbers I would be extremely surprised, and then would assume that they really don't know what they are talking about.

As was mentioned buying the land is an expense depending on where you are building.

What town/county?
What modular company are you using?
I can recommend someone in the Browns Mills area he uses Excel homes. My dad bought one, really nice 3 bedroom rancher 2 baths on the main floor plus one in the basement, with the attic being a stand up with regular stairs so that you could finish it. he paid $265k land & all.

I have a piece of land I'm interested in already in Warren County.

I'm not looking for the total cost, land and home. I'm looking for a rough idea of the contractor/finishing costs once the home is purchased.

Just the contractor/finishing costs. I know the house and land are separate.

We looked at a house that was a modular and I wouldn't have known had they not told me. I came on here then to ask if anyone would hesitate in buying one already in place and the general consensus was no hesitation.

I was talking to a realtor after looking at a house that had MAJOR repairs needed and just told him that we were thinking about buying land and putting a modular on it and he said "smart move". I like the fact that the home would be brand new and exactly the way we want it with warranties but I wanted to know the extras involved with the general contractor stuff. I know we can act as our own, but don't really want the headache of coordinating all of that.
If anyone has any experience with this or knows someone that has, ballparks would be greatly appreciated.

Warren County? Good choice . I live in Warren County and love it! My neighbor has a modular home... nice house! Not sure what it ended up costing him - was put up about 5 yrs. ago but I can ask him. Did you also know that property taxes are a shade less on modulars??? Hallmark Homes has a place on Rt. 94 in Blairstown... maybe give them a shout and see what they say about cost. Your big ticket items will be septic, well and HVAC - oh and electrical. I install HVAC and if I were you, I'd go with 2 systems... one up and one down - 2 zones. This will save you a few bucks on the duct work as well. The septic.. all depends on the soil in your area and depth to groundwater and or bedrock. If it's a conventional system..no issues, I would budget 25K to 35K. The well... all depends on the depth you have to go to in order to reach potable water. I would take a trip to your local health dept....see if they have any info. on the subsurface conditions in the area of the property you want to build on.
What part of Warren County are you looking in???

If you have the time, look into what it would cost to do the same home or similar home as a SIPS (Structural insulated panels) kit. The insulating value is much much better than a stick built home, and in most cases a modular home is basically a stick built home with the 5 or 6 pieces build in a factory. A SIPS home would come in on 5 or 6 flat bed trucks and be assemble-able on your basement or foundation in a matter of 2 or 3 days, From that point they put the roofing material on it, what ever windows you want in it, Siding or Brick, or what ever exterior finish you want, and finish out the inside. I have seen them finish out a SIPs home on the Green Chanel in 60 days, and in many ways it is just like a stick build custom home on site, but it will be much more efficient.

There was a SIPs builder at the Minnesota State Fair, which I was at last month. He was putting up homes with R27 walls, and R44 roof. His quote to heat a 3000sqft SIPs home with a 85% efficient gas forced air heating system would be under $150 in his market, where you have January Degree Days of 5degrees or 6degrees depending on the year. Last January I believe our degree days for here in Morris Twp. Morris County New Jersey was 41 degrees.

Not bad twps.... Just watch Franklin - I believe they have or had a huge ground water contamination issue? I'll double check on that and let you know. Washington Twp is nice - how are the taxes? I hear they can be high. I know the boro is ridiculously high!!! I almost purchased a house in White. They have the lowest tax rate in Warren County. But all nice areas... where do you need to commute to? Closest Twp to Rt. 80 will most likely be "white".

Looks like portions of washington and franklin had/have ground water issues. I would check with the warren co. health dept. to see if this has been remediated yet or not.
