Laundromat (National Park: real estate, house, rent)

I am currently looking for properties in Gloucester County to build a new laundromat. Looking for some feedback from residents as far as location, need for, what you would like to see in a laundromat. Thanks for any feedback I receive.

Hi Mike,
I am not in that area but I can tell you what is important to me when I go to the laundry mat and what makes me very mad.

What you should do:
1. Cleanliness. (Goes without say)
2. Nice wiped down washers and dryers.
3. A snack/soda machine. LOL
4. A helpful staff member.
5. At least 2 tvs.
6. Clean floors.
7. This is important to me which is never done in a laundry mat - CLEAN THE CARTS THAT PEOPLE PUT THERE CLOTHES IN!!! If you look at the carts they are always dirty from people putting there hands all over the edge and some even put their dirty clothes in the cart then into the washer- YUCK YUCK YUCK. So I bring Clorox non bleach wipes with me and wipe down the carts.
8. This is important and drives me crazy when the lady does this- DO NOT START CLEANING THE LINT IN THE DRYER WHEN PEOPLE ARE WASHING THEIR CLOTHES. Why do they do this? I just washed my clothes and am folding them and now you put dirt all over them by cleaning near me.
9. Don't vaccumm when people are washing their clothes!!! That is disgusting. Dirt and dust flies around.
10. Always make sure the coin dispenser is working.
11. Put up signs that say-

DO NOT LEAVE YOUR CLOTHES UNATTENDED FOR LONG PERIODS OF TIME
People throw clothes in and come back 1-2 hours later and all that time no on else can use the washer. The customers get pissed and you lose money

NO DYING CLOTHES IN MACHINES

DO NOT LEAVE CHILDREN UNATTENDED

12. Have ample parking. My place has very little parking.
13. Good clean bathroom. My laundry bathroom is sooo clean I love it. It looks like a house bathroom.
14. Oh also you can make money by buying good detergeants from dollar stores and charging like $5 a bottle at the laundry mat. But please make sure it's good detergeant and not the no -frills one.

One more thing I thought of.....I always wished that my laundry mat was open later, they close at 10 and the last wash is at 8:30. They should close at 12am, that would be nice.

One of the most important things is a "WORKING CHANGE MACHINE" that actually has money in it. I can remember when I was younger that the change machine in my laundromat was always broken or out of change. All the other stores and shops nearby had signs posted "no change without purchase", I don't know how many packs of gum I had to buy?
