The townhomes are located in Belleville, NJ. It borders Glen ridge, Nutley and Newark. I think the townhomes are located in a decent area. However, belleville has a bad reputation. I actually own a home over there. The link is -

Maint is about - $240.00 a month.

Commute to port authority is about 30-40 minutes. You got to drive to the bus stop in Nutley. I work on 24th so I drive to Harrison and take the path.

btw, maint will increase end of each year right? if so, how much would it increase by?..I still think the first condo i look at has a better location...i can just walk to the bus stop or walk 3 blocks more to the train station. but i'll consider centex too, not like i got something to lose...

I think I am going to settle in hackensack. I researched it and sounds like a great place to live. Everything is close by and soo convenient going to NYC. Although it is on the expensive side..but I'll just have to work harder and spend less..and also means that I gotta learn how to cook...not just instant noodles..

Default Pricing for condo/local....

I live in Hack. Own a condo on Sout Hack/ Hack border. 2Br/2Bth in our building have been selling for 400-420K. Recent jump from 3yrs ago when we paid 305K. Our maint much lower at 160/mo, inc water. Util about 100/mo. No gym though.

Hack is pretty big, polifly is very convenient in its access to the major highways, 46, 80, 17, but you will suffer with the traffic to the medical center which is just around the corner from the condo you ar buying. I know exactly where you are looking. Rush hour can be a mess at that light, as well as around all those highways I mentioned.

You won't really be walking to downtown Hck from Polifly, and while there are some good restaurants, its not the culinary center of NJ by any means.

It really depends on what you are looking for in a condo. I have lived/worked/schooled in many areas of this state and I have a good handle on how one area compares to another in terms of lifestyle. I am happy to offer any advice you might need and I am pretty unbiased in doing so.

thanks for the info,

btw, correction on my part...the maintenance does not include Heat, my mistake. its only water/trash/gym and other common area stuff. so 350 is pretty high compare to you guys. but gym alone cost me 50bucks a month..tat might help out a bit.

Hey,
just wanted to offer my 2 cents ; )
if you're looking to buy a condo, & you're considering essex or bergen county, bergen county is a much better investment. I live in HH & I absolutely love it. It's a small, residential town, yet you are minutes to everything you need. I also know lots of friends & family that bought condos in Hackensack (by summit ave & and prospect) and they appreciated so much in just a few years. So, while you're young a condo is a great choice, by the time you're ready for a house, you'll stand to make a lot of money when you sell it. Also, there's practically no way you can buy a house near here for 390k, unless it has to be demolished & you'll have to start over. Good luck with the brand-new condo, it's going to be a great investment ; )

thanks for the reply!! ..yea, thats what im thinking too, i dont really need a big yard and tons of grass..i have no time to maintain it(and its only the two of us anyway) and for the money..i can either buy a great condo or a very crappy house...I would pick the condo ...5-6 years down the road..i would just sell it for a house.
