When should I put my house up for sale?
We ideally want to move next summer. The way the market is, I am thinking I will begin meeting with realtors early next year. When should I put the house up for sale? We live in Butler in a townhouse.

Butler? Not a bad area..you will get some NYC commuters looking out that way. I would say no later than 6 months from when you want to move...and that may be tight! You need to ask your realtor what the inventory is... how much they are at in your area at the moment..i.e. 4 months, 6 months, etc. Your realtor will be able to answer all your questions.

I know I'm going to get laughed at for this and told I am just one of those typical realtors, lol, but I do think if you price it right, you should contact a realtor four months in advance. If you want to move in July, interview realtors in April, do the work they recommend in May, list the home at the right price in June, and get a 30 day closing for July. Everyone can say what they want about the market...I'm not saying it's great, but there are still bidding wars on homes priced below market value. I just lost out on a bidding war because the agent's strategy was to underprice 50k and it sold for well over asking price in one day. Best of luck to you!

i do believe this happens - problem is, people don't want to swallow that bitter pill, so these *correctly* priced homes are few and far between.
it's like anything, you have to undercut your competitors. i can't tell you how many things i sold on ebay within HOURS because I looked at my competition, and simply priced my stuff lower. it's really not rocket science!

Lol...maybe I should switch from realtor to rocket scientist...the concept of pricing a home correctly for it to sell is ingenious!

Now. Winter selling season will be even slower, get is sold Spring/Early Summer. You might get contingent offers anyway which just means you'll have to wait.
