we got a number of 5.39 yesterday..by the time we locked it today it came to 3.425..anyway,over n done with!!

nice. who did you use? is this on a re-fi or new mortgage? Rates are back up today to more like 5.5 . This no-name bank in Florida is still telling me 5.375 (too late for me to snag that though). my head is spinning!!! I really wanted MY existing bank to modify my mortgage. Not ready to handle Christmas stress+ closing stress. But they are way behind on their rates. They've got 11/25 rates posted.

I setup something to view my banks posted rates constantly and e-mail me...2x daily.

Bank portfoilio loans that change once a week can be equal to or higher or lower then Agency secondary market loans becasue they change daily and often severl times a day. A 680 credit score hurts on 30 Fix Agency loans if size of mortgage is over 60% of the house value. Otherwise, 5.25% is OK today. 15 Fix Agency loans do not have risk based pricing. Bank loans do not have risk based pricing and the bank loosn I do have same rate for a 620 credit score as they do for 800 credit score--but, strict on debt ratios to qualify. Then again, right now the bak 30 year fixed is at 5.625% while the Agency loans are at 5.25%.
