The census and all government entities need a re-org and areas need to be redefined. This happens every now and then. They are not always correct. Moorestown will never be part of NYC metro unless parts of lower Manhattan flood due to global warming and more folks have to retreat into South Jersey. The bottom line on Mercer is that it is technically part of both metro areas.

3.South Jersey suburbs

Can anyone lend credence to the theory that Mercer should absolutely be part of the Philadlephia metro but due to governmental and private constituents higher cost of living benefits fraudulently align themselves with NYC. Which in reality there really isn't much of a Mercer/NYC connection?

Rocker, you've been schooled before. I showed you that 4 SJ towns have 60% more condos on the market than 10 PA burbs. That is directly related to median income numbers. On an apples to apples comparison adjusted for low income housing:

1. North Jersey
2. Central/South Jersey
3. PA burbs
4. Philly/Camden

Which makes sense - Distance to NYC:

1. Closest
2. Commutable
3. Non-Commutable
4. Non-Commutable

Wait a minute, MR, I thought the nice parts of suburban Philly (the PA side) are "surrounded by blue collar areas"? Now you're saying that you are "adjusting" South Jersey? Well, why don't we "adjust" Montgomery County to throw out Norristown and Pottstown, Bucks County to throw out Bristol and Croyden, Chester County to throw out Coatesville and all of Amish Country, and Delaware County to throw out Chester and Lansdowne? Funny that even with these "blue collar areas", SEPA still clearly beats out South Jersey in incomes, jobs, etc.

What's with your need to establish a bragging right about where you live? You're better because of where you live? It must be really tough for you, driving through other areas of the country where lesser people live.

Funny that now you're talking about NYC and it's effect on SJ. A month ago you were telling us how SJ is creating all these jobs with high incomes, blah blah blah, and now you're saying SJ's income is going up because proximity to NYC. Well, I agree with this point. Places like Burlington County are not experiencing income increases because of the "Cherry Hill/Mount Laurel" corridor, but because of the push down from NYC. It's also funny that even though suburban PA is so "non-commutable" it still has you crushed in terms of jobs, income, wealth, colleges, etc.

Rainrock has it right, and no matter how you twist data, you can't change this. And for the record, I don't think anyone on the PA boards bashes SJ or tells people not to move there, so I'm still wondering why you are so anti-PA.

Go for it, there is no affordable housing mandate in PA. To make PA NJ comparable you have to adjust for affordable and low income housing. 4 SJ towns - Cherry Hill, Voorhees, Mount Laurel and Marlton recently 60% MORE condos on the market than TEN towns in the PA burbs. This presents major problems in the income and housing data.
