Keansburg The Gem of the Bayshore
I know there is the Highlands and the Atlantic Highlands. Personally I think Keyport, Laurence Harbor, Union Beach, Aberdeen and parts of Middletown are a dump! They are complete wastelands... theres nothing there to do, bungalow cities with nothing. Keyport is tearing down there bungalows and building up, but no beach, no boardwalk. Union Beach is a boring shacky like town, no boardwalk. Laurence Harbor has houses that look like there about to fall off cliffs. Aberdeen... you better walk with mace to feel protected at night. Middletown has some nice areas. Keansburg just has so many more positives and the town is moving up! Anyone who puts Keansburg down I think may be jealous that the town is moving up, while the towns I listed above just do not have the greatness that Keansburg has and will have as it transforms itself with a lot of new developments.
Heres just a few new Developments out of the many that are coming and I can paste more:
Kalian Companies - Home Builders, New Jersey
Foxmoor Homes South Jersey Homebuilder of Single Family Homes and Active Adult Communities
http://www.foxmoorhomes.com/seaview_rendering.htm
If you want to call Keansburg a dump with luxury condo's that will price up over $600,000 than go ahead... my friend! <laughing> Soon you'll have to have a lot money to live in Keansburgs new homes!
Heres other bragging points of Keansburgs landmarks that the above surrounding towns I stated above sadly lack.
Keansburg Amusement Park and Runaway Rapids Water Park in Keansburg, NJ

well dont get too excited about the boardwalk in keansburg. they are going to tear it down along with the water park within the next 5 years. it will all be very expensive condos. then your once low taxes in keansburg with shoot way up. it is coming.
there is good Motorcycle shop in keansburg--Johns custom cycles. if anyone needs work done on a bike give them a call.

keeping the boardwalk
Um I just want to update you. The boardwalk and amusement park and water park in Keansburg is staying! The rumors are horrible. First of all they are building new waterfront condo's on one side of the boardwalk. And on the other side of the boardwalk they are building waterfront condo's as well! The owners of the amusement park and water park own the land there park sits on, so they do not have to sell! The parking lot is owned by the town, but they dont need that parking lot. Again, that amusement park, water park and boardwalks is not being sold... I think the ones that say that are just not well informed or are hoping they do tear it down. Those rumors have been going on forever! Geeze! I love the boardwalk of Keansburg... not the greatest but its still nice!

I'm looking to buy in hazlet, union beach, keyport, aberdeen area...from reading these boards, it seems that hazlet is the best of the bunch. Is that the case? If so, whats the downside of Union Beach?

Whats the downside of Union Beach? I've seen some new construcion in that area that is appealing. I realize that a good portion of the town is full of older bungalows but i've seen some nice colonials as well, which is cheaper and better than some houses i've seen in hazlet in the $400k range.

Dion, I like your positive attitude. Some times shanty towns , dumps , and kinda run down things have a quality to it. I enjoy reading your excitment. I sometimes find myself driving to not the greatest areas and there is a air about them. I am tired of seeing rich and fancy.

It depends how close you want to live by the water. I would not live in Union Beach, Keansburg is a nicer town than Union Beach. But there are some very nice parts of Hazlet, and you can still be close enough to the water.
