Where on LI? I grew up out on the east end, and lived for a few years after college in Island Park.

Anyway, I wouldn't put a house in a particular price range just because of it's architectural style. At this very moment there are 102 splits for sale in Somerset County NJ, listed on my MLS with prices ranging from $219k for a 3/2 split, up to $799k for a 5/4 split. And I know there are a few out there that are splits but have been listed as colonials.

I just realized that you said that split would be at that price in MANALAPAN. Sorry.

It could vvery well be a raised ranch.

When you walk in the front door, what's on that level? Are you on the lower level, with a full flight of stairs up to the main level? If so, it sounds like a raised ranch to me.

If you are on a landing, and have to go either up or down half a flight, then it's a bi level.

Bob, I grew up in Lawrence, LI, bought first house in Mt Sinai, LI(ranch) Bought the split in North Babylon, LI. then moved to Manalapan, NJ, from Manalapan, to Nashville, TN
I sold all 3 for more than double. The split I sold for triple.

My DW will not even slow the car down if the house the realtor brings us to is a split!!! She abhors them for some reason. I couldn't care. As long as it's warm, dry, clean in a decent location, I'm cool.

the entrance is ground level you walk into the foyer that leads straight to the family room, off that is the laundry room and a bedroom with a full bath, the stairs are to the right side of the foyer they are not straight up but they lead to the living room dining and kitchen, there are 3 more bedrooms and 2 naths. Its almost exactly like a bi only sideways, undertand what I mean?? Also, its on a slab like a bi level.

Because the entrance is on a living level, and not a small landing only level, it's not a bi level.
Are the 3 bedrooms & 2 baths on the same level as the LR, DR, and kitchen? If so, then it's a raised ranch. If you go up from the LR, DR level half a flight to the bedrooms, then it's a split.

Thanks thats what I said it was a raised ranch 3 br's the same level as the kitchen dining and living room I think Bob Kovacs said it wasnt. I wish I could have a ranch allllllll on one level would be nice, hard to find in NJ.

Not to confuse things, but it could also be considered a back split, or front to back split level.
