Cherry Hill Taxes + Addition
Hi Guys I'm in the market to buy my first home in Cherry Hill. I'll probably be spending around 200k - 250k MAX. My question is this, I've been looking at homes with existing in-law suites and what I'm finding is that the taxes are extremely high. For instance MLS #: 5449135. The price is 239k but the taxes are 8772 per year. That roughly works out to 730.00 per month in taxes to me thats just CRAZY, and if anything the taxes are going to go up not down.
So if I were to buy a cheaper house that doesn't already have an in-law existing and put an addition on. How would the house be reassessed? I'm assuming that the taxes are so high because of the in-law?

Cherry Hill taxes are insane. I don't think you would save by buying a cheaper house then adding on - you might actually get hit harder once its re-assessed.
Do you have your heart set on C.H. or can you consider nearby towns in Burlington County? Taxes are usually slightly better in Burlco

Cherry Hill is insane. I bought my house in April for $170,000 (it needed total updating) and my taxes are $5900 (we got a real cute raise in taxes recently....22%)
I really do like CH but in retrospect, I wished we could have found something in Maple Shade or Mt. Laurel (BURLCO) instead.
I would look around!

They both border CH in different directions.
It's so strange here. I live in the Erlton section of Cherry Hill (west side near Maple Shade) and I work on Springdale Rd. in Cherry Hill. I have about an 8 minute commute that takes me out of Cherry Hill, into Mt. Laurel and back into Cherry Hill, all on one road; Church Street.

I don't recommend Maple Shade, look in Mount Laurel. You can probably find a decent rancher or smaller home in Hainesport and Lumberton in your price range. Taxes are fairly reasonable in Hainesport but schools aren't great, the town has no police force, etc., so you get what you pay for.

I would personally stay away from that property your listed. You are stating that the selling price is ~$240K yet the property is being assessed at ~$350K for tax purpose. This home probably has major issue (hence being sold as is) or is a home that doesn't fit in the neighborhood.
As other had recommended, I would stay out of CH because of the high tax. Mt Laurel area is known to have a lower tax rate because of all the businesses in the area.
