I think the general area is Washington Twp in Morris County. It's definitely affordable. Not sure about the school though.

35-45 minutes average if you stick closer to the mt olive/route 46 side. washington township MORRIS county, zip 07853. plenty of homes in your range. schools are excellent.

07853, Real Estate Listings and 07853 Homes for Sale - REALTOR.com®

prices are dropping, you can probably get a home listed above $400K down to where you need it to be.

Come to Ringwood, NJ where the taxess are moderate for the real estate and you are a half hour from everywhere and 55 min frm Manhatten. You have plenty of neighborhood lakes to enjoy and the State Park land to enjoy year round. Come drive he neighborhoods and check out the situation. I have been here since 1983 as a homeowner and I cannot complain. Snow removal is excellent and all kids ride the bus.

Ringwood has some of the highest taxes in the state for residential real estate. No commercial ratables and lots of reservoir property. And everything is on septic. I would move to Ringwood only if you love to pay taxes and have a septic system. And Ringwood is 55 minutes from Manhattan, but only for the lucky residents with helicopter pads both in their rear yards and atop the buildings in Manhattan where they work.
