Affordable but extremely north of any major highways. Do you need to commute?

I believe stevemorse and marye711 both live up that way. I haven't heard anything negative about the area... just that it's "far". Maybe one of them will chime in soon.

15% under asking price is a good start! If you love the place, be fair. If it's one on a list of many..try for even less.

I have lived in Wantage for the last 20 years. If you don't mind the commute and enjoy living in a fairly rural areal I would recommend it. Taxes are high for what you get but you can buy a much nicer house for the money. Other then that there are good and bad about everytown. I would recommend that you do the commute during the hours you would be driving so you know what traffic will be like.
