Default Phillipsburg NJ. Why so cheap?

Looking at this house that has 4 bedrooms, 2.5 baths, new construction, 2000 sq ft, and they are asking $207,000


But besides that, looking through the listings there are houses that are only $100,000 that I wouldnt mind living in.

Is there some reason for this that I am not seeing? Have no kids.

No jobs... a boom town pre WWII that has been in decline for decades
I would venture to guess most of the guests staying at the Warren County jail are from Phillipsburg
Take a ride out..see for yourself

sad because it had a nice downtown area..maybe it will be the up & coming area to gentrify

P'burg has been on the decline for years as NJKate says. It's kind of the Newark of Warren County. Schools are not good, so it doen't attract the middle or upper class family, which is why prices are so cheap.

Not true! Minor crimes...drugs, etc. It's nowhere near the likes of Newark, JC, Trenton, etc!!! Pburg is just a very depressed area... low income. Some of the areas outside of the main town are very decent and if you don't have kids, it's not a horrible place to live. Some of the homes you may be looking at may be falling under phillipsburg but could possibly be in Pohatcong, Alpha, Lopatcong, etc. My suggestion..take a ride out and once you find out where the houses are, let me know and I can let you know if it's the "bad section" or "good section" .

Maybe it's because it's not convenient to major cities like NYC or Philly - for commuters.

It is convenient to 78 and people heading to work areas further into NJ.
It has a wonderful Mall, plus a great area where Lowes and Home Depot are and quite close to each other at that. Another area with Toys R Us, plus many grocery stores, bowling. You have an easy access to all the Lehigh areas. ( 22/78)
A Park and Ride to the city, by bus, is also an asset nearby ( trans-bridge)
I found though the downtown had a major amount of sex offenders. If you punch up that list.......
Although, one doesn't have to use that area in the least. The other areas are spread out enough.
Personally, I love the Phillipsburg area. I go there to shop quite often rather then go to the Stroudsburg stores. I use that Mall and the Lowes and Home Depot.
Just a bit outward toward Freemansburg is a brand new area of big box stores including.......
Barnes and Nobles, and a Texas Roadhouse! Plus, plenty more......
So Phillipsburg makes for a good hub location........

Spot on summering! It's deemed a "bedroom community" - tons of commuters using 78 to get to areas east. It takes me about 40 mins. to get to Morristown with traffic! 30 mins. to get to 287. And having all those great shopping areas within 10 to 30 mins. is great! Not to mention Wegmans in Palmer..just 20 mins! It's an affordable area for people. I just don't recommend moving onto or too close to South Main Street! Some of the developments outside of the main drag are actually quite nice!
