Default Maintaining a Saddle River House

Hey, I'm looking to buy a house in Upper Saddle River. I've found one for around 3.5 Million Dollars. How much would my property tax be, and how much would maintaining a house like that cost every year?(Water, gas, electricity, etc...)

You need to know tax rate at your town. Its a number for example 1.81% that you multiply your purchase price with. I do not know the tax rate for Saddleriver. And I am not sure if your home is multi million dollar then will the same rules apply .

Check out how Bergen county towns taxes compares with other town thru this link here. Perhaps you need to go to the towns web page to get exact rate:

Utilities for 1000 square feet with 2 fly could be anywhere from $250 for gas (washer dryer, hot water , etc) to $45 for electricity and $75 (during summer for Air conditioned). Water and sewer charges runs in less than hundreds of dollars a year I think. Gee, I really didn't pay attention to ot.
The others really depends on usage. So for 3million dollar , you need to factor in total square feet of the home and number of people living in it , I would suppose and then arrive at the final figure. Best would be to ask the previous owner for his one years bill for gas and other utlities bill or better call the utility company itself and see if they can help you. I think it is all depended on usage mostly. Many don't turn on AC during summer and prefer the fan. etc etc...

Um, not for nothing, but a realtor once told me that if people have to ask about utility bills for a house, they shouldn't be buying it.

I guess in other words, if the mortgage is going to take up that much of your income that you need to think about these things, buy a less expensive house and breathe a little.

too much and Saddle River is much better tax wise than Upper Saddle River. I would look at SR instead. You need a cook, chaffuer, gardner, babysitter or Nanny, Mercedes or BMW

Sounds like typical cocky realtor garbage that we heard a lot of during the housing bubble.

It's worthwhile knowing how energy efficient (or inefficient) a home is before you buy. It's a quick way to see how well a home is insulated, whether the windows are drafty, or whether the heating/AC system needs to be replaced.

It's wise to be informed; doesn't necessarily mean you're counting every penny just to make the mortgage payment.

How do you "find" a house and not know the taxes? They are on pretty much every website thats out there and a realtor should have this information at their fingertips.

Also, how the heck are we supposed to know how much utilities cost? You only gave us the cost, which has NO bearing on these bills.

A troll for sure. Also, tax rate is multiplied by ASSESSED value--not how much is paid for the property. NJ taxes do not reassess upon transfer of deed.

No way to know what energy costs are without knowing # of rooms/sq.footage or type of heating/cooling system.
