Hi,

I was wondering if anyone could tell me how much their property tax will increase this year, based upon the new valuations? I'm especially interested in the older neighborhoods in Toms River, Brick or Jackson that used to pay like 2-3k and now might pay 3 or 4k or more? I can't find any new info on the Ocean County sites. Thanks.

increases are done by township, not county wide. if the budgets aren't finalized (which I'm sure they're not), there's no way of knowing, other than reading local newspapers, they usually report on budget talks.

People were already sent their revaluations but yes, the budgets aren't set until the late spring and are retroactive to the first, according to the county website. Some people have already figured out their tax for the year, by making some assumptions, I just wanted to see if I can get more of an update.

Toms River's tax rate is supposed to drop to 1.232 from 3.387. This is supposed to offset the new assessments. So I guess the homes that you are talking about will see a minimal, if any increase in Toms River. I live on the water and my new assessment raised my taxes by $1800 even with the new tax rate however I have already met with them to review my tax card which was incorrect. Then I supplied them with comps that were about $175K less than the new assessed value of my house so I'm waiting for my new - new assessed value.

Thank you, that's the type of info I was wondering about. I hope others will respond from places like Jackson or Brick, too. I remember some neighborhoods in Lakewood went up a lot, after their new assessments, with terrible increases, going from $2300 a year to $3500 a year in property taxes. It sounds like Toms River won't be too bad, a couple of hundred dollar increase, but Barnegat homeowners will get hit pretty hard. I thought there would be bigger increases all over the county, as the new mansions seemed to pay $10k, while the smaller homes paid more like $3k. I guess there's not as many large homes as I thought and things are just a little more even now.

Lacey Townships property tax rate is 3.48%.

Last week the local newspaper announced that, based on the new assessment, the average cost of a home rose from $134,800 to $318,796. That will most likely result in a considerable increase in property tax this year.
