property taxes in urban areas of texas are VERY high (NJ high). however, you get a boatload of house for the money (5000 sq ft for $450K, not sure about Austin), and you have no state income tax. IMHO - not enough inticement to live there. Can't deal with the "everything is bigger and better" and "don't mess with Texas"
mentality.
