not sure what you mean with Portside II.. Elizabeth seaport section is an upcoming neighborhood.. but as is now it's not the safest area in Elizabeth.. there are lots of developments, new condos, new 2 fam houses, .. many Portuguese people are moving into the area.. mostly coming from ironbound section.. from Pine st to Trumbull is quite ok.. from Pine towards Elizabeth Ave is kinda shaky.. it's a great time for investors.. especially now.. you can get a new construction for approx 300-350k for a 2 fam house.. a year ago they were selling for over 500k ... believe it or not..

I was looking to buy a 2 fam when they first started the redevelopment out there and they were asking 650 for what I considered to be nothing special.

I think the portside townhouses are new construction along first street. I think they are closer to trumbal then Elizabeth ave. I know nothing else about them.
