Default Any info on Cedar Glen Townhouses in Howell / Farmingdale?

Anyone know who the builder was for this development? Seems they were all built 2004-5. Just wondering what the area is like, I'm only familiar with the part of Howell thats next to Freehold... is this Farmingdale area OK? It looks close to major roads, but is there shopping etc close by, and is it a safe area? I know the schools in Howell aren't the greatest, but not too concerned about that since we don't have kids yet.

I noticed a bunch of units for sale, but some of them are short sales and it looks like there were at least 2 forclosures there since last year. All the townhouses are listed for way below original prices....like at least 30-50K below what people payed from the builder in 04/05??

Any info appreciated - thanks

Hi,
I am a local real estate agent and just answered a very similar question on trulia.com. Please see below:
The builder was NVR, the parent company of Ryan Homes. The community was built in 2004-2005, when the home prices were higher, therefore the resale in the community has been hard. There are alot of foreclosures/short sales because people got in trouble and couldn't sell them for what they paid.

The area is a little "out of the way" from shopping however it is very close to route 195 and the GS Parkway, which makes it great for commuting. The section of Howell, where these are located, could be considered rural because there are not alot of new homes. This section has farms and alot of open space but on the flip side it only takes about 15 minutes to get back to stores and more heavily populated areas.

It is Howell Twp with a Farmingdale mailing address and the area is safe.

Howell Township has some of the best schools in Monmouth County. Living in Farmingdale with kids in Howell Schools, I have never been happier with my choice of home.

Well... 2004/2005 was the height of the housing boom - so most of the houses were probably overprices, and they are being foreclosed upon because of the way that the housing market went. That's why you re seeing so many short sales.

contary to what you think howell has some of the "BEST" schools in the county, not so so as you stated. you are only 10 mins from pt pleasant if there is no traffic and 10 mins from freehold. 195 gets you to great adventure and the outlets in 20 mins.
