Default Byram, NJ Tax Increase?

Hi,

My husband and I are looking to purchase a home in Byram, NJ and would like to put an offer in on a home soon. I have heard that the assessment of homes doubled. The taxes will increase...tried to get some info but am being told that they can't figure this out until July. If anyone has any info you can give me that would be great.

assessment does not automatically mean taxes will go up, until you get the new tax rate (which WILL be lower that what it is now) you can't determine.

assessment is supposed to fairly distribute the tax burden. 1/3 of homes will see an increase, 1/3 will remain the same, 1/3 will decrease.

We spoke with the town tax assessors office, the woman told us that the tax rate will probably be cut in half (this is not a definite yet, they still have to wait for the school budget also). We did the math on a home that was assessed and more than doubled, the taxes were jumping about $2000 more, depending on the school budget they could go even higher. Some homes obviously will go down a little or raise a little, but most of the newer homes would go up alot. Like I said maybe $2000 - $3000 higher. The taxes will go up in July. Just an FYI for anyone looking into the area.

Just got my tax bill for 2009/2010. Up more than 47% or +2,750/yr. New tax rate = 4.89/100. Tax appeal on the way.
