The real solution is that Rt 73 has to go the way of Rt 17 in Bergen County. The intersections on both sides of the Marlton circle are problematic, and will continue to be so. How many have tred to approach the Moorestown Mall on 73 North, for instance, during any time of the day? It's excrutiating. The intersections at grade need to be removed and replaced by bridges or a frontage road, down to the Berlin Circle (eliminate that one too) or possibly all the way to the White Horse Pike. The Greentree and Church Rd interchanges are especially horrible.

They've already gotten rid of the Berlin Circle, thankfully. They're building and selling land like crazy on Rt. 73 in the Kresson area: BJ's, Lowe's going in, indoor water park, hospital. Traffic is crazy down there now because it's full of strip malls and individual businesses, people whipping out into traffic every 20 yards. You're right, they need to do something about 73 all of the way down to Rt. 30.

One area at a time. Big problem is the Marlton Circle. Some local merchants fear that it'll drive down business as people take the overpass. I think the Champs restaurant was business that wasn't too happy.
Much like Cherry Hill between I-295 and Springdale, where there are a high number of retail vacancies. Go west, and the Erlton and Ellisburg side is strong because its a lot easier for motorists to turn into and out of plazas, and east in Marlton has been typically strong with low retail vacancies.
Rt.73 south of Marlton is developing. I think land owners and developers can capitalize on the fact it's still Voorhees Township, where incomes are high, and there is adjacency to all the Marlton retail, or residents in Voorhees would be willing to shop in Berlin Twp, if further south.
Party City moved from the Echelon area of Voorhees (ACME shopping center) to the Route 73 corridor at the Kohls plaza, mainly because Route 73 is more visible accessible state road which runs from NE Philly into three counties or almost three, Burlington, Camden into roads leading to southeast NJ.
Moorestown Mall isn't so difficult to get to. Maybe only during rush hours. I tend to come in through the East Gate corporate office park side however.

Good post. I was at Champps the other day and was also recently down 73 south toward Berlin and saw the on-going development. 73 has really exploded in the past 10 years. Champps will be fine but that Olga's location which is up for sale, will be impacted.

Yeah, I know. Champps is in a big plaza with many entrance points, so they'll be fine. Sleepy's also opened up a second location at the former Bombay site in Marlton Square, just in case the circle redevelopment negatively impacts the freestanding Rt. 70 store.
I always find it interesting when merchants complain, because there are so many locations to move to with the number of vacancies out there, unless its so cost prohibitive to relocate or they have a long lease.
I know the ShopRite plaza will be getting a full traffic light as well.
I wonder what will replace the Circuit City and Boston Market sites. And the Tweeter and now Fortunoff locations down on 73.
I'm thinking simple here, but it'd be nice if Marlton had a Dollar Tree, and something on the lines of a RetroFitness. I'm thinking something like Potbelly would be nice, if they built near the Friendly's, if Vornado tore down the Boston Market location in front of ShopRite.
Yeah, in Cherry Hill both sides of Rte. 70 between Springdale and I-295 are weak retail wise (lot of vacancies), and I think its because its very easy to zoom pass it and hard to make turns into any of the plazas.
It used to suck when I was working in Cherry Hill near Springdale and all the restaurants and plazas were either in Marlton or by Barclay, Ellisburg and now Garden State Park.

I can see why Champs wouldn't be thrilled by an overpass, though you already have to drive through other parking lots to get to them. A couple of well placed signs, Rt. 70 to Marlton Pike and further down 73, should keep them in business.
I look at Rt. 70 from I-295 to Springdale as the 'you can't get there from here' zone. With the dead-end streets on the north side and the many businesses with parking lots which don't connect, nor are they backed by service roads, I find that reentering Rt. 70 multiple times to patronize these stores isn't worth it to me. Traffic is often heavy on that section because of the 295 on/off ramps and the death defying lane changes and merges can be a bit scary.
