I agree Hackensack is worse, never really liked Bergen County. Too close to Clifton, Patterson, Passiac, etc.

Just understand, for me, in terms of North Jersey/NYC metro - Essex Fells, possibly Morristown, Chatham, Short Hills, Madison, Summit, Millburn and maybe a couple others are about the only areas I'd feel OK to relocate to. That's about it.

Clifton is OK, but I wouldn't call it a desirable town to relocate to. Just my opinion.

Clifton is nothing to be worried about living in or close to.
and,
Livingston and East Orange are about the same distance as Hackensack is to Paterson but Livingstion is known for being a top notch town. So being close to something isn't necessarily bad...

I agree that it's not the first choice as far as relocation but I think clifton is underestimated by its proximity to Passaic & Paterson but in reality when you think about that there's bus & rail service to the city, all major highways (GSP, 3, 21, 46, 80) and some decent shops nearby, those are very desirable criterias. Now, the schools & taxes that's another story.

I think that area is highly fragmented. You have some really nice towns up against some less than desirable areas. Like I said it's all relative and based on proximity.

Teaneck is a tale of two cities. There are parts of Teaneck, which most people could never afford. We're talking homes starting at about 500K. There is also a part of Teaneck (aka the hood) which nobody would want to walk around after dark.
