not 100% true,
I'm moving where it's in between, near Bogota.

and besides.. Teaneck's so called hood is not even a hood... there's a majority black section if that's what you're referring to, and you can walk around there 24 hours of the day.

I've been sniffing around real estate sites (seriously considering moving out of Livingston) and I was surprised to find that West Orange has even higher taxes than we do! Compared to Livingston, West Orange pays higher taxes on lower-priced homes. I don't get it.

I have coworker who told me that she had purchased a condo in Montclair a couple years ago (not exactly sure when)...the taxes were reasonable at the time, but they have since gone through the roof...$14k or something like that...on a 1-bed CONDO.

I have heard that Harding township has some of the lowest property taxes around...however, the purchase price of homes are jacked up really high because of this.

Basically, one way or the other...you're gonna pay.

define "overpriced" - before or during the bubble or right now?

people, NJ's expensive, always has been expensive, always will be expensive. expensive does not equal overpriced.

today, right now, what is *overpriced*? Long Beach Island and Beach Haven West.

Taxes in West Orange are very high because the fire and ambulance corps are paid not volunteer. The town is large in land and the school system is big which also makes the taxes high.
Anyway, every town is over priced here whether there extremely nice towns (Shorts Hills) or hellholes (Irvington) Its just about finding what you can afford. If you want value move to North Carolina lol
