My wife and I were in the same boat as you last summer. We had a 1.5 yr old at the time. Some important factors us were schooling, a place to go on walks, proximity to work, close to playgrounds. We looked at the same areas (except for ML cuz it was out of our budget)

We ended up choosing Boonton and we love it here. Parsippany was nice, but there is no downtown. We liked denville, but couldn't find anything near the downtown that suited our housing needs. (We thought that most of the lake section was too congested.)

We live on the Hills section of Boonton just up gracelord and another park farther up the hill. We use the parks frequently and my wife has met other mom's. The best part is that they've had playdates together and have formed an informal mom's group. We like it that we are close to the tourne and the boulevard (in ML) to go on runs, walks, and hikes. We like the small town feel, with the farmers markets, festivals, interesting shops, etc...

Towns in morris county for a 40 k budget no apartments but condos and townhouses welcome! I need one with a great highschool too preferably with a great girls lacrosse program!

$400,000 will cover a fairly nice townhouse in nearly all but the most expensive towns. Randolph, Chester, Long Valley (Washington Twp), East Hanover, Pequannock, all known for good schools.

Traditionally Chatham, Mendham, Mt. Lakes field top notch girls LAX teams. Unfortunately while all school systems are also excellent academically, housing is also expensive - so finding something in your price range is tougher. Mendham Boro is probably your best bet for finding something. There is a wonderful townhouse community in Mendham Borough as well. Randolph is also a possibility, with more housing in your price range, and a strong academic and athlectic program.

You can get into a smaller townhome in the Brae Loch community in Boonton Township for 400k...the kids go to Mountain Lakes HS and there is your great lacrosse program.

Denville has a great town center, but taxes are high and schools are not the best in M.C.
Mountain Lakes is beautiful but expensive and very snooty, especially if your kids come into the school system as teenagers, very difficult to integrate.
Parsippany is not high on my list of good towns, overcrowded and schools aren't that great.
Randolph and Mendham are the best towns in M.C. - lots of open space and trails, awesome schools and NICE people.
Chester is awesome too..
