looking for a condo not sure about the town
I first looked at Cranford, no luck. Now I decided to look at areas like Little Ferry, Fair Lawn, Teaneck, Tenafly.
Would you be so kind to give me a hint about baby safe, good schooling, safe park walking areas, towns in NJ that I could be able to commute to NYC  ?

Sorry....
Up to 250K, 2 bedroom, townhouse or a condo, something with a balcony or a backyard access. I do work in the City so I do need a good commute.

Mahwah has A LOT of condos so it should be rich in inventory about now. It is a nice town, and safe, and has a good school system.
Of the towns you mention, Tenafly is very nice, and very affluent. Has one of the top school districts in NJ but is usually very expensive.
Teaneck varies by neighborhood, but over all it's a decent town. The schools are not so great though. Same applies to Little Ferry. Little Ferry also has a flood area, keep that in mind.
Fair Lawn tends to have a decent amount of condos as well, but not as many as Mahwah.
Are you only considering Bergen County?

Thank you very much for such great brake down. No, I really am open to nice towns and not only in Bergen County but they must have a good commute to the City.
A friend of mine lives in L.F., he likes it and that is one of the reasons I considered the town. It has many listings which I really like.
Mahwah has only one condo listed for 299,999, that’s it.
Tenafly has few but no terraces and I do need one
I do not want to end up in a flood zone, that’s for sure but I like the townhouses I saw in Little Ferry
I would greatly appreciate guidance.

Hackensack.
Hackensack average home prices have dropped really low this year. the average home in Hackensac is now around 200k now!? And it's in Bergen County with a great commute to NYC
Hackensack has a lot of apartments along Prospect St and a lot with NYC views. It's a good commute from the George w. Bridge (about 10-15 minutes), It's fairly safe and diverse, and it's the biggest city in Bergen County.
If anything, with your budget, you can get a 3 bedroom high rise in Hackensack.

What is your max budget? I would think Mahwah would have to have more... seems really odd. They have MANY complexes. You may want to consider Nutley too. Clifton may also be an option, the schools are not as good though.
Where will you be traveling to in NYC? If you can take the train, beleive it or not sometimes you are better off in a town like Metuchen or Colonia or Edison than you are closer. Why? You get the train at MetroPark and you are in NY quicker than if you are in many Northern NJ towns.
Rutherford and Lyndhurst may be options, but the Condos there tend to be older, more "garden apartment" like. There are some others too, they were through the roof, but they may have come down. You can also check Hasbrouck Heights & Wood-Ridge, they don't have a lot of condos, but there are some. Theya re building a new place right on the border of these 2 towns, can't hurt to check it out.

I like cranford, but if you want to stay closer to nyc, great as well.
