Hi JMC,
Of course price it aggressively that goes without saying in today's market. But it also has to look better than any other available co-op that is competing with you. That means better staging than the competition. Better photos than the competition. Better video than the competition. Better Internet exposure than the competition.
Although it's a slow market, it's a HIGHLY competitive market. 20% of the inventory sells quickly because it looks great, smells great, and is presented in its best possible light. 80% of the inventory sits on the market and attracts lowballers and bottomfeeders trying to take advantage of perceived, or often even invented, desperation.
So don't hang with the 80% crowd. Join Club 20. Do the work necessary to make your co-op irresistible. Then make sure the World knows about it in no uncertain terms.
