Default Thinking of moving to Preserve at Rancocas Creek in Pemberton, NJ

Hi all, New here. I'm thinking of relocating to this new development in Pemberton. However I don't know much about the area except for the military base. Can anyone tell me if this is a good move to make? The Development is extremely nice and so are the homes. I'm not to sure about he surrounding areas though. Please let me know your take on this.

Pemberton is not a great area, lower income and fairly isolated. It has some decent parts but schools are not great. That development is also near the base, could have noise and plane issues.
