Default Looking for a place when i graduate (college).

I'm not sure how to make my budget but I'll place the maximum around 255K-310K. 2+ bedroom (NOT A CONDO)

I rent in Roselle, NJ now and It was a good place while it lasted but now it's just too much for me around this point and time.
I'll have a job ready in July thank god, so looking for a job is already taken care of.

A Place in Essex, Union, Passaic and Bergen counties are the counties I'm really interested in. However, I'm not too familiar with Bergen and Passaic counties, so good suggestions from those towns would be a lot of help.

Things I'm looking for is
-A good place for young singles
-A place that's racially diverse. I'm black so a good black population (15%-30%) is good, but I don't necessarily want a predominantly black town either.
-A place with a decent school system.. I'm not too worried about schools just yet, but just in case for the future.
-I like dense towns.. not to spread out.

maybe this is too much to ask for but any suggestion is a helpful suggestion. It doesn't have to be perfect.

Montclair would be perfect but you won't get a house there on that budget.

Maybe Bloomfield or Belleville.
