Thumbs up Official Altessa, Union City thread

OK, seems like there are discussions on a lot of the buildings, so since I bought in the Altessa, figured I would start a thread.

There have been a bunch of sales already. I spoke to my realtor and in just over 100 showings, there have been 14 or 15 contracts signed. That is a crazy conversion ratio. I would go into telemarketing if I could get that kind of Conversion.

Anyway, the altessa The Altessa-Affordable Union City Real Estate, is a lux condo in Union City. It has all the ameneties that anyone who has lived in a lux condo or apartment building is used to. Doorman, gym, package acceptance, security, parking, etc. It also has a pool on the roof. In addition, there will be a free shuttle to the PATH and Ferries.

It is 20 minutes from Port Authority on the 125 from NYC and 20 minutes in on the 123. Did this myself as a test to make sure it is an easy commute.

The view from the roof and unit is amazing. You can see everything, from Staten Island, all of Manhattan, into Westechester County, Jersey City, Newark Airport, central Jersey, Northern Jersey, the view is like one from a building much larger, since it sits on one of the highest points in the county.

Hoefully, we can get other buyers on this thread.

I actually reserved a unit as well. I am not from NJ and I honestly haven't been considering it until I started dating someone from there. I am not moving there for that person but being with her and being in the market she has shown me some nice places that are much more affordable than NY.

So one we were on or way from from Seacucus going back to JC and we look up and see a big sign that says AltessaNJ.com. Go back to her place and check out the website and was very impressed with what I saw. Last Friday...met up with Joe and he took us to the building. Hit the roofdeck and saw that view and it was like nothing you have ever seen. I mean you can't beat it. Especially for the price. And I am not sure if I have seen another building that had such a finished roof top (or what it should look like). I mean a pool, track, and deck. Then back in the building you will have a garage parking, full gym, locker room, sauna, lounge with flat screen, and a 24 hour door man. Additionally, the developer is putting an office in there for themselves to work out of. I mean what does that say about a building when the developer is setting up shop there. That says it's something they wish to remain a part of. And lastly, shuttle service to transportation. It does not get any better for the price. And it seems like they dropped there opening prices because when doing my research I found that it was suppose to open at $310K and the opening price now is $265K. I reserved unit 603. I wish I could have done another one but the property taxes are playing a part in my decision. I don't know how long I intend to stay but based on my current income and I am doing this by myself, when the tax abatement is over I would onlt be comfortable with this unit in terms of overall payments. Additionally, I know that taxes and maintenance could possibly go up so I want to leave room for that.

Anybody who has signed a contract that has posted or is going to post....if you do not mind...just state which unit you signed a contract on.

Mike

Maybe I should ditch this job and try to be a realtor at the Altessa. All this buzz, I'll be checking it soon. Im a total sucker for good views and rooftops, and I'd like to see what this place has to offer. Let me know when you're bringing that Hibachi.

If the first part is true, bring your checkbook with you when you go look. I was sold when I stepped onto the roof. Unit had to be nice, but unless it was horrible, I was in.

When Joe does the roof party, I am coming loaded for bear, I mean beer, oh w/e.

I am in 1501

When I lived in Brooklyn I was on the rooftop every chance I could get and every weekend.

I bought a piece of property already in UC and I was so stoked to have a flat rooftop I could go on, with views of the city (although I know they aren't as good as the Altessa) and as soon as the house is presentable, I'm planning on looking into putting a deck up there.

Im definitely not ready to buy right now, but we'll see in several months and based on a lot of factors, what happens, although its doubtful I'll be able to swing both places.

If we are neighbors, we will hang, at least once, to see if we can be cool. I am all about meeting new folks and making friends. Everyone you know was a stranger at one point.

Nice. Will you be in there for July 4th, or will that rooftop be done by then? I believe the fireworks are on the Hudson this year, so anyone on the "Gold Coast" should have even more spectacular views this year.

Im looking forward to the 4th on my roof, I can't even imaginethe view that Altessa or any of the other big buildings have.
