looking for large cheap hall to rent for concerts (Sayreville: camp, bars)

I'm trying to find a large enough hall to accommodate between 250-400 people for small scale concerts in central or north NJ. Obviously, stage would be a plus but not a necessity.

If you are looking for an established place that runs concerts, has several bars, ticket agents, staff, etc etc try the Starland Ballroom in Sayreville.
