When should I put my house up for sale?
I want to move next summer. In this market, how long ahead of time should I put the house up for sale? We are in a townhouse in Butler.

I tell all my clients that if you really want the best bang for your buck to list in the spring because at this time you are getting all the people that want to move into the area for the new school year. I tend to recommend April-May for listing and expect to sell around August (assuming they are willing to work with me with pricing, etc).
In your situation, I would say, we need a little bit more info. Are you buying something new? If so I would assume you would need the money from this immediately. If that is the case, I would go for a 4 month prior and work closely with your realtor to be realistic on price so that you can get it sold quickly. If you are not looking to be super realistic price and want to test the market a little (not recommended because 1st month is your most criticial and this market is REALLY tough) go for a mininum of 6 months before you need to move.
Bottom line is you do not want to get stuck with a home these days. Give yourself enough time and you should be safe.

We are moving to PA..to a preowned home..that we have yet to find! We want to wait until the school year is over (next year). Timing is key.

Fix it up over the next eight months and have it "showroom ready" to list it with Butler's best performing real estate agent on February 15. Price it right and it will sell. (Where in Butler?)

THAT is the key. Too many people think their palace is worth what it was in Q405 and then they wonder why it languishes on the market. Price it aggressively (IMHO, more than 10% lower than the latest comp sale) and you'll sell. Forget what it would have sold for 4 years ago, you'll just drive yourself crazy.
