Thanks for your responses, it's true --a great school district is very important to us. We are from Brooklyn and Staten Island and were both raised in good, family neighborhoods. We would stay here, but cannot afford to live where we currently rent in Dyker Heights...we are a couple million short!

Strongly consider, Summit, New Providence, Millburn they are all great towns. They all have trains going through them. Where in Newark do you need to get to? The Mid Town train takes you to Broad Street station. From there you can catch the light rail which takes you all over the city in Newark. Some places can run you a few million here but you can also find beautiful homes more moderately priced.

Yes, and what kind of house can you buy in Summit and Millburn for 320,000 ?

If your willing to live in a condo or older home than you may want to look at Livingston. Also parts of West Orange are nice. The eastern border of morris county is also nice. East Hanover, Parsippany, Whippany. All of these towns are a straight shot down rt 280 to Newark.

Yes, I am in Morris & DH has to go to Newark fairly often. I'm actually West of Parsippany & it's still not a bad commute (maybe 35 mins without traffic). You have options but please review the link another poster gave you about the school report cards, this is a wealth of information & can help you narrow down your search at least.

Currently there are a handful of Single Family Homes (SFH) on the market under 330. You also need to look at what sold in the past few months. As per SFH there were about a dozen or so. The mix varies. You are looking at Capes, Colonials, Ranches and Splits, bedrooms 1-3 , baths 1-2. Moderator cut: no soliciation

Thanks, it's refreshing to see a RE agent looking out for buyers and potential buyers. Most of the RE agents on these boards are still trying to pump air into the bubble.

It seems that many sales indicate that these places are selling for much less than the listing prices. All the more reason to have a good buyers agent working for you.

What area do you represent clients in (besides Millburn, Summit and New Providence ?)

Try
Colonia,Clark,Cranford and certain parts of Rahway (Rahway schools are not as good as surrounding towns but compared to brooklyn they are good)

The commute into Newark from any of these towns is not bad at all, all these towns have some good buys out there right now

Some towns in northern Monmouth County may fit within your budget but the commute may be an hour.

Thanks all, I will definitely look into all of the above...we do not mind a smaller house and are trying not to be unrealistic with our price range...and BrianG--everyone knows there are at least 3 or 4 good schools left in Brooklyn--don't discriminate
