Kearny vs Belleville
Hi!
I currently live in Jersey City, NJ. I'm looking to buy my first home. I'm single with no kids.
A friend of mine wants to sell me her single family home on Beech St. in Kearny (Hudson County). It's a three bedroom one bath home. It's between Seeley and Stuyvesant Ave. The price is perfect...between $190,000 - 200,000. Taxes around $4,100. It's in the middle with a house attached on either side. It does need a little TLC but not much. The area seems nice. I'm told it's in a good school district. Something to keep in mind when it comes to resell value. I've been searching other areas in Kearny just to see comparable prices for one family homes.
A realtor suggested I look in Belleville (Essex County). She believes the resell value is better and you get more for your money. She showed me a 3 bedroom house, 1 1/2 bath on Berkeley Ave. right off of Franklin Ave. Across from Hendricks Field Golf Course. Yes, the price is much higher between $250,000 - $300,000. Taxes $7,215. The house inside and out was very nice with a nice backyard. The only drawback I saw was that Berkeley Ave. is right off of Franklin Ave. Traffic noise with a small shopping center up the road.
I'm unfamiliar with Belleville. Can anyone offer any insight into this area?

I wouldn't buy either one. If you're going to consider essex county, look at Bloomfield or Nutley. There are many houses under $300k.

Between the 2 choices I would choose Kearny because that is the nice section of Kearny right next to North Arlington.
And the elementary schools in that neighborhood are good. For high school instead of Kearny hig--Queen on Piece (in North Arlington and a private school) is a few blocks away. Okay I re-read your posts and you have no kids so that isn't an issue for you right now.
Belleville costs more and offers less. Yes the Brookdale section of Bloomfield & Nutley would be nicer areas, however real estate and property taxes are high as well.

I think both cities have their good and bad points. I would imagine the realtor is correct in saying Belleville will likely have a better resale rate, but Kearney is also if you're young, you shouldn't be too concerned about resale value. Kearney has a very fun nightlife. Lots of bars, clubs, and cultural things. At the same time, Belleville is probably safer. TBH, you can't go wrong with either. But since I live in Newark, I would like to increase our county's tax base, so come to Belleville

Check the GMLS; they're there. Before I would buy a house in Belleville with high taxes, I'd buy in Bloomfield. btw...re-sale in Belleville...not so good. Schools are rated very low along with Newark and EO.

Hi I was raised in Belleville for 12 years..Belleville is a wonderful town..My family lives off Belleville Ave near Clara Mass Hospital and right off of franklin st. on the outskirts of bloomfield. Belleville is a small town You may grow to like it. I graded from Belleville High. Its worth the time, the scenery, and the money..trust me

I think you all brought up good points. As much as I like the house on Berkeley Ave. in Belleville, I can't get passed the high taxes of $7,215. I'm leaning towards the smaller house in Kearny with only $4,100 in taxes.

Not a bad choice. Taxes are lower and that section of Kearny is much nicer than the section of Belleville (by the hospital).
