Default Kearny or Lyndhurst? dilemma

Hello All,
We are about to put an offer on a house in Lyndhurst or Kearny. Having a hard time deciding, what is best for us? Here is the dilemma, Kearny house is cheaper than Lyndhurst house but taxes are over 10K. Lyndhurst house is more $ but taxes are average (7K).

Plan:buying a 2 family house, it's me, my husband, 4 year old daughter and expecting a baby boy this fall :-) We are taking my parents and my brother who will commute to Rutgers Newark this fall, they will rent from us the 2nd floor.

Current Situation: We have been living in Kearny for the past 3 yrs and got used to it, everything is within a close distance, parks, shopping centers, school daycares prices are affordable. I'm peruvian and my husband is polish, we like that there are restaurants, delis and bodegas with our country's products and foods, it's very diverse town, not so sure how is in lyndhurst? Still lyndhurst will be close to Kearny so that's good. There are plenty of recreational programs for kids here in kearny, my daughter is in ballet and soccer and the prices are very affordable. I'm afraid it will cost more in lyndhurst.

We like lyndhurst because it's much closer to our work office, more suburbian and the taxes are not as high as in Kearny. We are just concerned about how affordable lifestyle in Lyndhurst as we are not too familiar with the town but have heard positive things about it. I know Lyndhurst has a large Italian community, but not so sure if they have Polish or Peruvian community over there? does anyone know? Someone told me they have polish school for kids to learn polish. I just want to make sure my family and parents feel comfortable, safe and welcome.

Any suggestions, no too familiar about Lyndhurst daycares and recreational programs.

For the sake of real estate value Lynhurst is much much better then Kearny. Anyone in the area know Lyndhurst is a great town compared to Kearny. Better schools and better neighbors equals better for you. Kearny while not bad is not as desirable as Lyndhurst.

I agree Lyndhurst is the better value and is much nicer than Kearny.
