My husband's job was recently transferred to West Paterson, NJ. We are moving in June with our two year old daughter and another on the way.
We are challenged to find a rental in our budget, we really need a two bedroom rental for $1500 or less a month. We are moving from NC and are not getting a huge cost of living adjustment. Schools are not really a concern as we are several years out from kindergarten and will likely move again.
We want to live in a safe neighborhood. But other than that we are not super picky, we are used to living in a small cottage so space is not a huge priority. I just need to know where to look that is safe and within our limited budget.
FYI, West Paterson changed its name to Woodland Park. There are lots of multi-family homes that are rented. There is also a large garden apartment complex. I don't really think there is an area that is any less safe than any other, except you may want to stay further in from the Paterson border. You would probably not want to live directly on McBride Avenue and you might want to stay out of any flood zones. There are a lot of child friendly neighborhoods with two family houses. But many of those areas are quite dense with very little yard. But there are many parks in the area. Little Falls, Totowa Boro, Clifton and Cedar Grove are nearby places to consider & most likely within your budget. These towns are safe and have parks for your little one, too. There are also rentals in West Paterson (now officially called Woodland Park, NJ). Lots of two family houses in the area/some apartment complexes, too. You may want to consider a realtor....rentals are a bit of a hot property these days. Ask any questions, especially about any flooding concerns. We're all here to help you.
'Here is a link to a FEMA Flood map for Passaic County, it will help you see what areas are prone to flooding. http://www.state.nj.us/njoem/pdf/mit...xi_passaic.pdf The known flood zones in the area of the state that you are moving to have a long history of really bad and frequent flooding, so best to avoid those areas. In general, housing that is "cheap" in northern NJ is usually less expensive for a reason...in this case I'd be worried about being in high crime, and drug infested area (such as Patterson) in Wayne, Woodland Park, Little Falls, Totowa, etc, it would likely be due to flooding issues.
