My husband's job was recently transferred to West Paterson, NJ. We are moving in June with our two year old daughter and another on the way.

We are challenged to find a rental in our budget, we really need a two bedroom rental for $1500 or less a month. We are moving from NC and are not getting a huge cost of living adjustment. Schools are not really a concern as we are several years out from kindergarten and will likely move again.

We want to live in a safe neighborhood. But other than that we are not super picky, we are used to living in a small cottage so space is not a huge priority. I just need to know where to look that is safe and within our limited budget.

Thanks.

FYI, West Paterson changed its name to Woodland Park. There are lots of multi-family homes that are rented. There is also a large garden apartment complex. I don't really think there is an area that is any less safe than any other, except you may want to stay further in from the Paterson border. You would probably not want to live directly on McBride Avenue and you might want to stay out of any flood zones. There are a lot of child friendly neighborhoods with two family houses. But many of those areas are quite dense with very little yard. But there are many parks in the area. Here are a couple of rentals I found doing a quick search 56 Rose Pl, Woodland Park, NJ 07424 - Home for Rent - realtor.com®

23 Marcellus Ave, Woodland Park, NJ 07424 - Home for Rent - realtor.com®

56 Rose Pl Unit: 2Nd Floor, Woodland Park, NJ 07424 - Home for Rent - realtor.com®

You may also want to look in Little Falls which is a bordering town. Contact a realtor the area and they can guide you and show you what is available.

West Paterson is now Woodland Park, the town changed names a few years ago. Woodland Park itself, or Wayne and Montclair an could be an idea. I'd presume you'd want to avoid Paterson. Woodland Park has many in your budget, like 56 Rose Place, Woodland Park NJ - Trulia and 52 Rockland Avenue, Woodland Park NJ - Trulia. in wayne, the town over, the are some including 157 Ford Street, Wayne NJ - Trulia. In Montclair, around 10/15 minutes away, there is 154 Claremont Avenue #2, Montclair NJ - Trulia and 7 Woodland Avenue #3, Montclair NJ - Trulia and 36 Cross Street #2, Montclair NJ - Trulia and Heller Dr and Yantacaw Brook Rd - Trulia. montclair is a nice downtown with easy access to nyc if you every needed.

other options. you can look at clifton, where you will find alot, though some of it isn't the safest. some options are Valley Road, Clifton NJ - Trulia and 115 Marconi Street, Clifton NJ - Trulia. you can also look in rutherford, 15 min away.

Little Falls, Totowa Boro, Clifton and Cedar Grove are nearby places to consider & most likely within your budget. These towns are safe and have parks for your little one, too. There are also rentals in West Paterson (now officially called Woodland Park, NJ). Lots of two family houses in the area/some apartment complexes, too. You may want to consider a realtor....rentals are a bit of a hot property these days. Ask any questions, especially about any flooding concerns. We're all here to help you.

Here's an apartment rating website for NJ. This is the West Paterson page. For another town, just change the town you're researching for more info on certain developments. West Paterson Apartments for Rent - West Paterson Apartments Reviews and Ratings

'Here is a link to a FEMA Flood map for Passaic County, it will help you see what areas are prone to flooding. http://www.state.nj.us/njoem/pdf/mit...xi_passaic.pdf The known flood zones in the area of the state that you are moving to have a long history of really bad and frequent flooding, so best to avoid those areas. In general, housing that is "cheap" in northern NJ is usually less expensive for a reason...in this case I'd be worried about being in high crime, and drug infested area (such as Patterson) in Wayne, Woodland Park, Little Falls, Totowa, etc, it would likely be due to flooding issues.
