Well, I would suggest you look at the sales levels in Hamilton. They are incredibly small and unless your friend accounts for a good chunk of them, I would say she's full of it. By any historical and logical measure, the sales in Hamilton look awful. I wonder if she posts when the deals fall through because of financing issues. It seems to be a common occurrence now. Everything is all set and ready to go, the appraise comes it, assesses the property below the sales price, and the deal falls through.

I constantly drive around seeing "Under Contract" signs. 2 weeks later, they magically change back to "for sale".

well i can tell you elizabeth, rahway, woodbridge twp. multi offers on homes things are good. I am lovin it. now with the grant money my buyers will do better.

Things are looking good in my town. Homes are selling as prices are attractive. But all these homes are entry level small starter homes. A few are being flipped by investors too.
