Valley Road is NOT flood zone and its safe. The floding is bad by Willowbrook and the grove sections, if you like it and can put up with the traffic noise go for it and good luck!

There is absolutely no "spillover" of Paterson into Wayne, like you see in Clifton unfortunately. Most people who aren't familiar with Wayne fail to realize that it's a mostly hilly town and that the flood area's are concentrated to Willowbrook Mall, Hoffman Grove (which many of the homes there being bought out by the government and bulldozed) and a few select areas next to the river.

The area where you're looking is completely fine. I live in the Packanack Lake section right over the hill from there and absolutely love it. My only problem is the high taxes but thats more of a New Jersey thing than a Wayne thing.

Wayne and Oakland have alot of flood areas. Be careful.

Again, Wayne does ~not~ have a lot of flood areas... But I can't speak for Oakland since I'm unsure.
