These are fictitious characterizations. Springsteen and Bon Jovi who live in Rumson aren't old money. Meanwhile Alpine had the Frick estate and Saddle River had an ex POTUS (Nixon) and a Saudi prince.

The only thing required to live in these towns is money regardless of when it was made. Most of the financiers, lawyers, surgeons, celebs and athletes who live in these places are "new money".

We're talking about traditionally dahling, calm yourself. The Frick Estate was built in 2009. Most estates (that are typically more than 10 acres) in old money towns have country houses that date back from the 1910s and onward leaving a legacy of old wealth and mystique.

No, you simply don't know what you are talking about. The original Frick estate in Alpine dates back to the 1930s and was on 60+ acres. If that isn't traditioanally old money, I don't what is "dahling".

Your "old money" Rumson is a gorgeous place but filled with McMansions. Of the towns listed, the only ones with stricter zoning control are Harding and Saddle River.

You are spewing nonesense with your old vs new distinctions (not saying these distinctions didnt exist back in the day, just saying your characterizations are garbage).

Any thoughts on the current state of the Harding real estate market? I am slightly baffled by the listings in the town. Things priced at $2mm+ seem to hang on the market for a loooooong time (and be put on and taken off). There also seems to be very inconsistent pricing: a couple of houses listed at $2mm-$3mm seem to need a ton of work, but then there are beautiful houses in move-in condition, similar size and also priced in the 2.5-3mm range. Are the houses needing work just massively overpriced? When things do sell, they seem to sell well below the asking price.

And then there is the vacant land: it seems hugely expensive and doesn't sell.
