You are inflating the costs for Sussex County. It's not that expensive. It's not more expensive than Bergen County, and in Bergen County you can get a beautiful home for under $700,000.

I have a friend in Vernon who will be selling his home soon and it's going to be under 700k, and it's a big, newer home with good size property.

There is no way Sussex is on par, pricewise, with Basking Ridge, Bernards, etc. I think you might just be trying to steer business down your way.

Sparta's schools are ranked higher compared to Newton or Lafayette. I would add Washington Twp. (a.k.a. Long Valley), Morris County, to your search.
