Looking to buy a single family detached house, max $240k + reasonable taxes; work in Essex/Union. Lots of decent houses in Dover + Morristown in my range, heard bad things about both towns. Can't commute much further into Morris. Concentrating on homes closest to Rt 10 or 24. Want to avoid Rts 46, 80, 23 at all costs. My kids are all grown so no school issues; want a reasonably safe, quiet area. Can anyone provide some imput? Any gang problems? Live near Roselle now and sick of the crime, want to get away from it. Homes I've seen that I can afford in Union/Essex county are all in areas on the decline. Any imput you guys can give me would be appreciated, I know nothing about Morris county. If anyone knows some good areas of Middlesex county thats affordable, let me know that too. Need to buy soon, rent going up to point a mortgage would be less per month if taxes under $5k. Thanks!

I can't see how bad even the *worst* neighborhoods of Dover and Morristown could possibly be. \

Have you visited the area???? It doesn't sound like you have.

Dover is largely Mexican. not a bad town, but i wouldnt want to live in a town where english is spoken by less then spanish.

Morristown is a pretty good choice in my opinion

Wow...It's been years since I've been in Dover, because I went to school with a guy who lived there. I don't remember it being a Mexican. I guess I don't get out enough anymore.

I believe they still have an outside flea market on Sundays on Blackwell St - you could check it out - I dont know the stats but it's prob. largely hispanic (not sure if all or most live there though)

i have a property in morristown that is a foreclosure i just took over, my company is starting the renovation in a few weeks. the house is assessed at $378k value, which i can sell for $250k in a neighborhood that most homes even 10 years ago were around this price. it is one of the bigger homes as it had an addition done some years ago, but the even the less up to date properties are still listing for $280-310k and a lot smaller houses. 4bdrm 2 bath, big kitchen with sunroom, dining room, walk out basement which is semi finished. we plan on making a major overhaul inside, if you are interested we could renovate to your specifications if you wish. only thing is it has a smaller yard and rail road tracks are behind it, but you are getting a $120k discount and a brand new home new kitchen, and bathrooms flooring everything will be brand new. let me know my email is [email]michael@intracapitalholdings.com[/email]

I don't think you are going to find anything in Morris County with taxes under 5k. I have friends with a modest 3BR house that pay over 8k in taxes.

Morristown is a good place to live , I heard some bad places to live with family ..you have to make sure ,i lived here almost a year and half. City is not 100% safe to live in night.

Morristown is all right. There is a dicey section with public housing but that is a very small area of Morristown.

Dover has many hispanics, not entirely mexican, that said it's a decent town with some nice neighborhoods.
Not having to worry about school system is a plus.

Gangs...they are everywhere but you won't find them in Dover or Morristown to the extent you have in Union/Essex county

Everybody's imput really helpful, I thank you all for your help. I am actually looking at a bunch of houses in Rockaway Twp on Thurs, taxes not great but can get more house + property for my $$$ and since my price range is lower I have to consider a slightly longer commute. Maybe their internet service will more more reliable than here too, LOL.
