Question Apartment Rent Price Trends in New Brunswick, NJ for Lease Renewals - going up or down

I have an apartment in the Hiram Square/Riverwatch complex and the lease is coming up for renewal in a few months. I'm starting to do the research on what a fair renewal rate would be if I decide to stay, and I'd like to get some views on where apartment rental rates are trending in New Brunswick now for these apartments. My assumption is that prices should be going lower given the economy and New Brunswick real estate prices in general.

Can anyone provide insight?
